Frequently Asked Questions
Why purchase an OLO Builders franchise?
Building a successful homebuilding company from scratch is possible—and whether you are already established or new in the industry, you don't have to figure everything out on your own.
An OLO Builders franchise gives you a proven homebuilding system designed to help you operate with greater discipline, efficiency, and scalability. You gain established processes, award-winning home plans, technology, training, and ongoing support—all designed to help you build a more profitable business and, over time, a valuable asset with the potential to continue beyond you, or to sell.
What do I get when I purchase an OLO Builders franchise?
You get much more than a name and a logo. You gain access to The OLO Way™—our complete homebuilding system.
That includes proven processes and workflows, award-winning predesigned home plans, technology and business tools, marketing, training, coaching, operational resources, and ongoing support from the OLO National team.
Every component is designed to work together to manage the critical relationship between margin and cycle time.
In simple terms: The OLO Way™ is how we build smarter, faster, and more predictably.
Our knowledge-transfer training process is personalized, in-depth, and hands-on, with one objective: help you become an effective OLO Builder and successfully operate your business.
Do I need a background in home construction?
Construction experience is preferred, but it isn't always required.
You’ll need leadership ability, a strong work ethic, business aptitude, and a willingness to learn and follow a proven system. Our screening process helps both of us determine whether your experience, capabilities, and goals are a good fit for OLO Builders.
What experience do I need?
There isn't one perfect background.
Construction, project management, operations, leadership, sales, or business ownership experience can all be valuable. More importantly, we're looking for people who have an appetite for running their own business, lead a team, follow a disciplined system, solve problems, and take ownership of their own results.
What if I'm already in the homebuilding industry?
Then you most likely understand the problem OLO was created to solve.
Many builders, superintendents, and project managers spend long hours managing countless variables while trying to protect margin, maintain quality, make customers happy, and keep homes moving through the construction cycle.
Instead of simply creating another job for yourself, you can run your own business, or scale what you are already doing. An OLO Builders franchise may be for you.
What does an OLO Builders franchise cost?
The current initial franchise investment includes a $59,000 franchise fee, in addition to the other startup capital and training expenses required to establish and operate the business.
We will walk you through the complete investment requirements, fees, and financial considerations during the exploration process and provide the applicable Franchise Disclosure Document so good decisions can be made on both sides.
What can I expect as a return on my investment?
Results vary from franchise to franchise and depend on many factors. Each potential market is carefully vetted up front, and other considerations include market conditions, potential sales volume, land and lot opportunities, trade and financing relationships, how employees perform operations, and the franchise owner's execution of the OLO system.
Our focus is on giving franchise owners the systems and disciplines needed to manage two of the most important drivers of homebuilding performance: margin and cycle time.
You own the business, and OLO provides the system and support. During the franchise exploration process, we'll provide the information available under our Franchise Disclosure Document so you can evaluate the opportunity and its potential for yourself.
Is training provided?
Absolutely. Training provided by Subject Matter Experts (SMEs) is a significant part of becoming an OLO Builder.
SMEs provide a combination of structured virtual training, hands-on knowledge transfer, and one-on-one coaching for the franchise owner and key members of their 4-person team.
And training doesn't end when you begin operations. As the business grows, OLO National and SMEs continue to provide coaching, resources, and support to help your team execute The OLO Way™.
Does OLO Builders provide ongoing support?
Yes. We're in this for the long haul. You win; we win.
OLO National coaches franchise owners with revenue generation, operations, financial management, and employee development. Ongoing team support is available across homebuilding operations, technology, processes, home design, business performance, leadership, and team culture.
How is OLO Builders different from other franchises?
OLO isn't simply a franchise wrapped around a homebuilding company.
We've taken years of homebuilding experience and brought together proven processes, award-winning predesigned homes, and purpose-built technology into one integrated operating system. It has been built by home builders, for home builders.
The result is The OLO Way™—a disciplined approach designed to give local builders capabilities and efficiencies that can be difficult and expensive to develop independently.
You own and lead the local business. OLO provides the system and support behind it.
Can I choose the market where I want to operate?
Yes, subject to territory availability and OLO approval.
We work with prospective franchise owners to evaluate potential markets (by county) using demographic, economic, housing, growth, and other relevant data. Together, we determine whether an available territory provides the right environment for an OLO Builders business.
How large is an OLO Builders territory?
Territory size varies by market.
An OLO Builders territory will typically include one or more counties and is determined using market data and the opportunity for sustainable growth. Specific territory boundaries are established as part of the franchise process.
Do I need to be a licensed general contractor?
Licensing requirements vary by state and market, but most jurisdictions require an appropriate contractor or builder license.
If you don't personally hold the required license, there may be other ways to satisfy local licensing requirements, depending on applicable law. We can discuss those considerations during the discovery process, but each franchise owner is ultimately responsible for meeting the licensing requirements in their territory.
Can I only build OLO Builders home designs?
OLO franchise owners have access to a library of award-winning, predesigned home plans created specifically to work within The OLO Way™. Plans offer multiple configurations, elevations, and options and can be adapted to meet appropriate market needs.
That is a starting point.
As you get good at executing the system, you can build what the customer wants, and run it through The OLO Way™ system to build it. The system enables good margins and short cycle times to build the home.
Is running an OLO Builders franchise a full-time job?
Yes. OLO Builders is an owner-operator opportunity, not a passive investment.
We're looking for franchise owners who want to actively lead their business, develop their team, build relationships in their market, and execute The OLO Way™.
Building a successful homebuilding company requires commitment and hard work. The difference is that with OLO, you're not starting with a blank sheet of paper.
You bring the leadership and drive. We bring the system. Together, you build the business.
